When is a home measurement or floorplan service necessary?

A measuring service will help secure a fair price for your house  as heated area is one of the biggest elements potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage)

I am a certified residential appraiser with over 20 years of experience in the industry and have measured 1000's of homes in the area. I use the ANSI methodology (American Nation Standards Institute) which is the industry standard so you can rest assured that your property will be properly measure so there won't be any discrepancies in the heated GLA. I offer a sketch that will include a room layout with the measurement of the heated  and cooled area of the home including porches, garages, and storage buildings along with the area of each of these sections in a PDF format so that you can include it in your MLS listing for other agents and or potential buyers. If the home is on a lockbox I am a member of CTAR and the NAR and have a sentrikey to gain access for second floors and FROG's as well as for laying out the rooms or you can meet me at the home and I will be glad to teach you how to measure homes as well.
